Notice in the first slide in 2007 supply was WAY over the demand. Today we have more demand and 73% below normal supply normal. As we know from my last post, our population continues to grow and our new builds lag.
My 2nd slide shows how long it took after the crash for our market to come back to BALANCED. This is when prices start to soften. So unless something drastic happens in the world, the analyst I follow isn't showing any type crash in the near future.

Why is this? According to Cromford report, the housing units being built has not kept up with our population growth. Notice in the first chart, in red, our new builds were above our growth but starting in 2009 our growth continued but our building slowed. You can see even more of a spread in the 2nd chart.
