We did a basement job this week replacing a system that wasn’t working. Maybe because the pipe was installed very shallow. There was also a mesh installed against the wall and a concrete plaster added. First time we have seen something like this in our waterproofing careers.
We removed the entire system replacing it with our FastTrack and Drain EZ system with ab15 mil liner on the walls. This homeowner now has a basement waterproofing system installed with a lifetime warranty.

Haven’t ever seen this one. This is the gravity exit at the end of a partial drain system under a house. Whoever installed the drain (very shallow), decided the water could exit the crawl space by running uphill. Also a great idea to collect the ground water in a 4 inch pipe and try to push it out through a 3/4 inch pvc pipe uphill. 😳

This is an old school solution to keep a crawl space dry, a foundation fan. Many times we also see the crawl space door has been modified for a fan. In a North Carolina crawl space, fans seldom work. The more humid the area, the more likely you’ll compound the moisture problem.

Fans are designed to move air, right? Well you don’t want to move humid (wet) air into your crawl space. If you use the fan and blow outside, it draws more air in through the other vents and openings. Either the vented crawl space works as designed or it doesn’t. This picture is from a crawl space inspection about 12 years ago in the Greater Charlotte Area. As we inspect crawl spaces, we come across ground water fairly consistently. As you can see in this picture, the entire area is covered with water. Many times we just see ground water around the interior perimeter foundation walls.

One pet peeve I have about the crawl space industry is how many service providers use the term "sealed crawl space." That terminology is very misleading in my opinion and does not line up with how our industry is defined under NC Building Code.
NC Building Code addresses Closed Crawl Spaces under Section R409. The term "sealed crawl space" is not used once in the guidelines provided for retrofitting a vented crawl space. Yet the term "closed crawl space" is used throughout.

The crawl space service industry has had exponential growth over the last 15+ years due to closed crawl spaces. Retrofitting a crawl space isn't rocket science but there are certain things that need to be addressed properly and consistently every time.
